HOA Communities

Cedar Pass Ranch is a so-called “Covenanted Community.” This means that there are certain rules and expectations required of all property owners in an effort to maintain the beauty and “increase and preserve the attractiveness, quality and value” of the neighborhood.

These rules and expectations are contained in a document known as the “Declaration of Covenants, Conditions and Restrictions” or “CC&Rs,” a copy of which may be viewed on this website or obtained from your real estate agent, title company or from the secretary of the Association.

If you are considering acquiring property in Cedar Pass Ranch, we strongly urge you to review the CC&Rs prior to your final decision. The CC&Rs are a legal and integral part of property ownership in Cedar Pass Ranch and you should insure that they are compatible with your expectations of the community in which you wish to live.

All owners of property within Cedar Pass Ranch are members of the Cedar Pass Ranch Homeowners’ Association, Inc., sometimes referred to as the “HOA.”

The association is governed by a Board of Trustees - currently seven members - who are elected by general vote of the entire association. Elections are held annually with two-year terms staggered so that either three or four board members are replaced each year.

The association currently contracts with a professional management company located in Orem, Utah to provide many of the day-to-day and routine administrative functions.
